The property markets in Wareham, Swanage, and Wool have experienced notable fluctuations over the past three months—November 2024, December 2024, and January 2025. This report delves into key metrics such as average property prices, transaction volumes, and market trends, providing a comprehensive overview of the current real estate landscape in these areas.

Average Property Prices

In the BH20 postcode, encompassing Wareham and Wool, the average property price over the past year was £404,764. This figure represents a 9% decrease compared to the previous year and a 2% decline from the 2022 peak of £411,712. Detached properties commanded the highest average prices at £536,715, while terraced and semi-detached properties averaged £316,842 and £347,933, respectively.

Wareham:

  • Average House Price: In November 2024, the average house price in Dorset, encompassing Wareham, was £348,000, reflecting a 1.4% decrease from November 2023.

  • First-Time Buyers: The average price paid by first-time buyers in Dorset was £275,000 in November 2024, consistent with the previous year.

  • Property Types Sold:

    • Detached Properties: Average price of £505,000.
    • Semi-Detached Properties: £343,000.
    • Terraced Properties: £278,000.
    • Flats and Maisonettes: £191,000.
  • Rental Market: The average monthly private rent in Dorset was £999 in December 2024, a 6.1% increase from £942 in December 2023
